Can I build anything I want to in my building envelope?
The Valley Club has Architectural Design Review Guidelines which are available here here. The process of getting approval to build a home at the Valley Club begins with the property manager, Jon Gilmour. He will convene the Architectural Design Review Committee to review your plans and guide you through the process.

Can I put a for sale sign up in front of my house?
There are approved signs permitted at the Valley Club. Any other signs are not permitted. For more information, contact our property manager, Jon Gilmour.
Does the Valley Club have enough water for all of the homes?
Yes, the Valley Club owns water rights that permit each lot with a home on it to water .5 acre. In addition to that the Valley Club water rights permit each owner to use water for domestic use and fire prevention. What is Dry Lot, LLC?
Dry Lot, LLC is a separate entity which was formed to purchase Old Cutters’ water rights. Valley Club owners may purchase a share of Dry Lot which will allow them to irrigate a half acre of their Valley Club property. My driveway is blocked by a snow berm and I cannot get in or out. What can I do?
Valley Club Drive is a county road and is plowed by the County. Sometimes, they create snow berms along the side of the road. If this happens, our snow plow contractor, Joe Matheney of Joe’s Backhoe has graciously given is his cell phone. You can call him at (208) 309-1587 or Jake at (208) 490-0381.
When will the roads be repaved?
Valley Club Drive and Club View Drive are scheduled to be repaved in the spring of 2023.
Can we get more speed bumps? Can we get the speed bumps removed?
The speed bumps on Valley Club drive are located on either side of golf cart crossings. At this point there is no plan to remove any speed bumps.
Cars are speeding on my street. What is being done about this?
The Board is aware of this problem and is considering options. If you have any suggestions, please contact a Board member.
The intersection at Ohio Gulch is treacherous. What is being done about this?
We have started a petition to get a stop light at that intersection. The Board is working with Starweather to get the Idaho Transportation Department to expedite installation of a traffic light. Are dogs allowed in the Valley Club?
Owners may have dogs in the Valley Club as long as they are not a nuisance to neighbors. Dogs must be on leash and may not run on the golf course. Dogs should not be permitted to chase wildlife. Dogs owned by non-owners are not permitted.
How much are our dues and what are they used for?
Quarterly Dues: $365 Capital Reserve Dues $365 for a total of $730
The dues are used for maintenance and repair of the water distribution system, maintenance and repair of the roads, landscaping the common areas (including the landscaping around the entrances at Ohio Gulch and Buttercup Roads), insurance, tree lights, snow removal, road signs, property manager fees, bookkeeping fees, accountant fees, and legal fees. We also collect for a capital reserve for capital improvements including the road resurfacing.
I am interested in serving on the Board, what do I need to do?
Contact the president of the Board or any Board member. Elections are at the annual owners meeting in September. Each year 4 or 5 board positions are up for election.
